Replace or Repair your old water heater

Maybe your long, hot shower isn't as long—or as hot—as it used to be. Maybe you've just installed a dishwasher. Or maybe your family has expanded and you're taking more baths and washing more clothes than ever before. It may be time to replace or upgrade your water heater.

The water heater gets quite a workout in most homes. Based on manufacturer's suggested service life, the life expectancy of a water heater is about 8 to 12 years. That, of course, will vary with the severity of local weather, the unit design, quality of installation and the level of maintenance your unit has received. If your water heater is more than 10 years old, leaks around the base of the tank, and/or works erratically or not at all, it probably needs to be replaced. In any case, make sure that an electrical problem such as a blown fuse or tripped breaker is not the reason for the unit's failure.  


Preparations to prevent water line freezing during cold weather

Keep garage doors closed if there are water supply lines in the garage. Open kitchen and bathroom cabinet doors to allow warmer air to circulate around the plumbing. Be sure to move any harmful cleaners and household chemicals up out of the reach of children. When the weather is very cold outside, let the cold water drip from the faucet served by exposed pipes. Running water through the pipe—even at a trickle—helps prevent pipes from freezing because the temperature of the water running through it is above freezing. Keep the thermostat set to the same temperature both during the day and at night. By temporarily suspending the use of lower nighttime temperatures, you may incur a higher heating bill, but you can prevent a much more costly repair job if pipes freeze and burst. If you will be going away during cold weather, leave the heat on in your home, set to a temperature no lower than 55ºF.
